A major new employment and investment opportunity is moving forward in the Melton area, after property company Hortons secured planning consent for a purpose-built 175,000 sq. ft fleet management centre in Leicestershire. The facility has been pre-let to Toyota Material Handling UK (TMHUK) on a 15-year lease, underlining the company’s long-term commitment to the area.

The development will be delivered on a 7-acre plot at Old Dalby Business Park, near Melton Mowbray, where TMHUK has operated for more than two decades. The new centre will strengthen the business park’s role as a key location for advanced logistics, fleet management and commercial growth.

Designed to support TMHUK’s expanding operations, the facility will include production and workshop space, office accommodation, internal and external storage, and a secure service yard. It is also targeting an EPC A rating, supporting a more efficient and sustainable operation.

Construction is now underway, with practical completion expected in March 2027. Amphion Construction has been appointed as the main contractor.
TMHUK currently refurbishes, repairs and prepares more than 12,000 trucks each year from its existing Old Dalby operation. The new centre will provide the space and capacity needed to support the company’s planned team expansion, representing a significant investment in both its UK operations and the local economy.

Old Dalby Business Park extends to 39 acres and is well positioned between Leicester, Nottingham and Loughborough, with access to the M1 via the A46. Existing units range from 2,000 sq. ft to 135,000 sq. ft, with planning consent also in place for an additional 25,000 sq. ft build-to-suit opportunity.
